Updates on community improvements, maintenance projects, and financial matters affecting the neighborhood.

SAFETY NOTICE: The Park near 4th St. and Milada is temporarily closed due to failing perimeter walls. Please do not enter the park or cross the caution tape while repairs are being evaluated. This is currently a high-priority safety matter for the board.

The HOA Board has recently completed a community-wide tree trimming and maintenance project to address areas impacted by deferred maintenance and improve overall safety and appearance throughout the neighborhood.

The current total delinquent balance is approximately $111,036, reflecting a more complete accounting of outstanding homeowner balances, including both aged accounts and recent delinquencies.

The Board is actively working to reduce these balances through collections, payment plans, and improved financial oversight.

We appreciate the homeowners who remain current on their dues and continue to support the upkeep and long-term improvement of our community.

Parking In Our Community

We understand that many households have multiple vehicles, guests, and day-to-day needs that require street parking.

 

Good news: Street parking is generally allowed.

 What’s OK

 

 

  • Overnight parking

  • Guests parking on the street

  • Households with more than two vehicles

  • Normal, day-to-day use of street parking

 When the HOA May Step In

 

 

We only get involved if there’s an issue, such as:

 

  • A vehicle has not been moved for an extended period

  • A car appears abandoned or not working

  • Parking blocks a driveway, sidewalk, or creates a safety concern

  • Excessive or repeated issues impacting neighbors

We take a common-sense, case-by-case approach—not strict enforcement.

 

Our goal is to:

 

  • Keep the community safe and accessible

  • Avoid unnecessary violations

  • Be fair and reasonable to all residents

Some parking issues (like abandoned vehicles) are handled by the City of Phoenix, not the HOA.

If you believe there is a legitimate issue, you may submit a request through the HOA. This is a summary for general guidance. The HOA retains the authority to address specific situations as needed.

Who controls parking on our community streets?
Both the HOA and the City of Phoenix have roles. The streets are public, so the City controls traffic and safety
enforcement. The HOA may enforce certain parking rules that already exist in the CC&Rs.

Can the HOA ticket or tow my car for City parking violations?
No. The HOA cannot enforce City-only violations such as parking near fire hydrants, blocking sidewalks, or
intersections. These matters must be handled by City of Phoenix Parking Enforcement.

What parking rules can the HOA enforce?
The HOA may enforce CC&;R-based restrictions such as limits on RVs, trailers, commercial vehicles, abandoned or
inoperable vehicles, or time restrictions if already contained in the governing documents.

Why does the HOA still have parking authority on public streets?
Because the community’s governing documents were recorded before 2015, the law required a membership vote.
The community approved continued regulation, allowing the HOA to retain limited authority.

Who do I contact about unsafe or illegal parking?
For safety hazards or City code violations, residents should contact the City of Phoenix Parking Enforcement or
Phoenix Police Department. For CC&R violations, contact HOA management.

Can the HOA create new parking rules now?
No. The HOA may only continue enforcing existing parking restrictions and should not adopt new rules affecting
public streets without significant legal risk.

Thursday service days may include:

  • Common area cleanup

  • Irrigation checks

  • Watering adjustments

  • Trash pickup in common areas

  • Landscape maintenance and monitoring

Please help keep streets accessible on sweeping days when possible
